On this site MPA found a perfectly placed stone-clad building by the late Architect Cole Smith, famous for his own form of Radical Classicism. The site faces Turtle Creek Boulevard and the campus of Ross Perot Industries. The site is T shaped and reaches down toward the Rosewood Mansion. This neighborhood is renowned for its Oak forest along Turtle Creek with wide lawns and parks either side of the Boulevard.  From the site, gorgeous views of the City of Dallas, the Turtle Creek, and the plains of Texas stretch out in all directions.  Morrelli Portugues launched a rival scheme to address the special features of this site and designed a modern tower over a five star hotel, with an extensive spa, prized restaurants, and a conference center with a grand ballroom located in the classic building.  The existing building becomes the amenity, pays homage to the original architects, and preserves a beloved icon for the use of the community.
